- [Instructor] So, the potential list types to target, which we will discuss in a lot more detail in the next section, could be any of the following. Divorce, eviction, probate. And let me stop there to share with you that that has been our best campaign by far over the years. We like probate for many reasons. I already mentioned that, typically, those properties need a fair amount of updating and repairs. That's one of the reasons. And also, there's usually a lot of motivation from whoever's handling the estate. It's not as competitive because a lot of investors don't know how to get that information, and also, there's usually a lot of equity, and oftentimes the mortgage is completely paid off. So, those are some of the reasons why we like probate so much. And then some other campaigns that you might want to consider are bankruptcy, specifically Chapter 7, fire-damaged properties, absentee owners, free and clear…
