Establishing BIM Plan and requirements

- Formalizing your team's goals and requirements should be done when you're bidding out the project and building the team as well as when the team has been identified prior to starting the detailing for the project. This is done by including the execution requirements within the bid documents. The goal of these documents is to give your team clarity, basically what is going to be provided by you or the design team, the definition of the terms, the scope of the responsibilities of the parties involved, the individual requirements, how you and your team would like these requirements to be presented, the level of detail or development required, and lastly the roles and responsibilities of the teams. Some important information that you're going to want to establish in this document is what type of files are going to be shared. Another thing that you want to clearly explain is that the construction documents and specifications should be the documents that are used as reference, not the models provided by the designers. This is very important because even if the design team provided a great model that is highly detailed, there might be discrepancies between the model and the construction documents. The discrepancy with the drawings and the models can be frustrating, but to help with this, your team can check the model and create more accurate content as necessary. Ultimately, you're obligated to adhere to the construction documents, so that's why you should use them as reference. Once the project started and your team is established, there is another document you should create, which is the strategic plan. This goes into more detail about the project's specific requirements, the location, and the way in which the files are to be distributed. Another document you'll want to include is the execution requirements. Be aware that these two documents are separate. I've included a sample of both in the exercise files. Just the execution requirements will be needed to be in the bid documents to ensure that the team has a clear expectations and there aren't any surprises that arise during the coordination process or in pre-construction phase. You'll want to include language that states that the subcontractors should be knowledgeable about creating models. Often teams might be familiar with the process but not necessarily using it on every project. You'll want to explain in the execution requirements what you expect in terms of skills with the technology. Creating these documents is going to go a long way in establishing a clear line of communication and expectations.
