- Another tool that can be used when working with preliminary site plans is using the land area feature. So, when you want to control more of the grading features of an area, you want to use land areas. So, land areas are slightly different than coverage areas. Coverage areas lack the grading tools and features that a land area has. So, for example, I'm going to build a mound, and then show a hole in the ground as a tension dry pond in this corner of this property. So, if I go in my intelligence tool, and then go into create conceptual design features, and select land areas. I'm going to select the type of material you want to use for your land area, let's say this permeable, interlocking style here at the bottom. I'm going to sketch out the area here.
